Condominium Sales

Uptown specializes in condominium sales and can make the sale or purchase of your condominium home a pleasant and rewarding experience.  Whether we represent you as a seller or buyer, you can expect nothing less than a smooth and efficient transaction.  Barry Smith has been ranked by the Austin Multiple Listing Service as the top producer in sales and listings  for Area DT - Downtown Austin  - for the past three years.  He has held this top ranking since 2003 and continues to surpass his peers.

As your real estate broker we offer the following services.

Seller Services

    • Listing in MLS (Austin Multiple Listing Service)
    • Prepare promotional sheet for handout to prospective buyers
    • Conduct open houses
    • Promote listing on internet - web site "uptowncondos.net"
    • Prepare documents and discuss all offers with seller
    • Coordinate any repairs required by buyer
    • Assist with closing

Uptown Condos charges the seller 6% of the sale price as commission.  This fee pays for all of the marketing costs associated with the sale of your property along with any commissions to other real estate brokers or agents.

Buyer Services

    1. Assist with pre-qualifications for financing
    2. Conduct property search for availability
    3. Coordinate and schedule showings with other brokers
    4. Assist with evaluating property and negotiating best offer
    5. Prepare offer, coordinate inspections, appraisal, and/or repairs
    6. Assist with closing
    7. Assist with move-in and property orientation

Condominium Leasing

Uptown provides the following services to owners / landlords:

    • Inspection, market analysis, and pricing
    • Local advertising
    • MLS listing
    • Network listing to other condominium buildings
    • Promote listing on web site "uptowncondos.net"
    • Tenant application and screening
    • Collect deposit and prepare lease
    • Coordinate repairs and make-ready

Uptown charges a brokerage fee of 8% of the gross rents or 100% of the first month's rent, whichever is greater, as a leasing commission.  This is payable at the time the lease is executed and the deposit is forwarded to the owner.  Lease renewals are charged at the same rate.


Property Management

Uptown provides property management service for leased condominiums  for a fee of 10% of the monthly rent.  Services provided are as follows:

  1. Coordinate all repair requests - on call 24 hours a day, every day
  2. Collect rent
  3. Prepare monthly accounting statement reflecting income and expenses
  4. Provide routine property inspections with report to owner
  5. Compete move-in and move-out inspections
  6. Schedule and coordinate make-ready and tenant move-in/out
  7. Conduct new tenant orientation

Uptown Condos will manage  your property as if it was our own.  We are sensitive to the details and take pride in the properties we manage.

Community Association Management

We provide financial, operational, and administrative service to condominium owners associations

Financial services include:

  • Annual budget preparation 
  • Computerized accounting system
  • Monthly financial statements
  • Collection of common area fees/assessments
  • Obtain approval on bills and prepare checks for signing
  • Preparation of monthly payment coupons for owners use in paying assessments
  • Billing of charges for incidental services
  • Prepare monthly reserve statement
  • Establish independent reserve study
  • Coordinate annual audit with independent auditors
  • Supervise payroll processing

Operational services include:

  • Staff recruiting, training, and supervision
  • Maintaining employee records
  • Regular inspections of common areas and grounds

  • Establish preventive maintenance program
  • Coordinate capital improvements and replacements
  • Assist in establishing and monitoring safety/security programs
  • Conduct annual inspection of emergency systems with fire department

Administrative services include:

  • Attendance at board meetings
  • Preparation of agendas and minutes of meetings
  • Maintain community records, files, minutes, and financial records
  • Organize and attend annual homeowners meetings
  • Provide enforcement of community rules and regulations
  • Handle communications relating to association matters
  • Promote homeowners/residents relations with use of newsletters and social functions
  • Design and publish community website
  • Handle insurance claims and negotiate with insurance companies on policy cost
  • Maintain information on unit owners and residents
  • Assist owners with scheduling of contractors for repairs and /or remodeling

Uptown Condos charges a fee based on the size and specific needs of the homeowners or community association.  Please contact us for a free property review and quote on management services.  We can also provide consulting service for a charge of  $225  per hour.

We are members of the Community Association Institute and are credited as a Certified Manager for Community Associations.
