Uptown Condos charges the seller 6% of the
sale price as commission. This fee pays for all of the
marketing costs associated with the sale of your property along with
any commissions to other real estate brokers or

Uptown charges a brokerage fee of 8% of the gross
rents or 100% of the first month's rent, whichever is greater, as a
leasing commission. This is payable at the time the lease
is executed and the deposit is forwarded to the owner. Lease
renewals are charged at the same rate.
Property Management
Uptown provides property management
service for leased condominiums for a fee
of 10% of the monthly rent. Services provided are as
follows:
- Coordinate all repair
requests
- Collect rent
- Prepare monthly accounting
statement reflecting income and expenses
- Provide routine property
inspections with report to owner
- Compete move-in and move-out
inspections
- Schedule and coordinate
make-ready and tenant move-in/out
- Conduct new tenant
orientation
Uptown Condos will
manage your property as if it was our own. We are
sensitive to the details and take pride in the properties we
manage.
Community Association
Management
We provide financial,
operational, and administrative service to
condominium owners associations
Financial
services include:
- Annual budget
preparation
- Computerized accounting system
- Monthly financial statements
- Collection of common area
fees/assessments
- Obtain approval on bills and prepare
checks for signing
- Preparation of monthly payment
coupons for owners use in paying assessments
- Billing of charges for incidental
services
- Prepare monthly reserve statement
- Establish independent reserve study
- Coordinate annual audit with
independent auditors
- Supervise payroll
processing
Operational
services include:
- Staff recruiting, training, and
supervision
- Maintaining employee records
- Regular inspections of common areas
and grounds

Uptown Condos
charges a fee based on the size and specific needs of the
homeowners or community association. Please contact us for a
free property review and quote on management services. We
can also provide consulting service for a charge of
$225 per hour.

Association Institute and are credited as a Certified Manager for
Community Associations.
